A property report is a compilation of what the public record shows about a parcel of real estate: who owns it, how that ownership is held (the vesting), the recorded legal description, the chain of prior transfers, and the mortgages, deeds of trust, and liens recorded against it. The information is drawn from the County Recorder, the County Assessor, and the professional property-data platform that title and escrow companies use.
Choose the report that matches what you are looking for — from a single deed copy to a full chain of title or an expanded ownership & encumbrance (O&E) search — and add any optional items you need. California’s 58 counties are our core coverage, with most orders delivered the same business day for orders placed by 4:30 p.m. Pacific, Monday through Friday. Out-of-state property can be run nationwide on request.
Every report on this page is uninsured
These reports are informational compilations of public records. They are not title insurance. They are not preliminary title reports. They are not a title search or title examination performed by a licensed title company, and they are not a litigation guarantee. No policy is issued, no coverage attaches, and no one indemnifies you against anything a report does not show or shows incorrectly.
If you are buying, lending against, insuring, or litigating over this property, an uninsured report is not a substitute for insured title. A licensed title company can issue a preliminary report, a policy, or a litigation guarantee. A licensed California attorney can advise on a specific situation. TruPoint compiles the records and does not interpret them or opine on the condition of title.
Property reports are a public-records research service. They are not legal document preparation, and TruPoint Legal’s Legal Document Assistant registration does not apply to them.
Two kinds of liens — and which reports search them
Debts the owner agreed to. Mortgages and deeds of trust the owner secured with the property. These are recorded against the parcel and appear in a property search — including an old loan that was paid but never formally released.
Claims placed without consent. Tax liens, judgment liens, and HOA assessment liens. Some are indexed by the owner’s name rather than the parcel.
The Property Lien Report and every tier above it search both voluntary and involuntary liens. Because a lien search is a compilation of vendor and county data and not a certified name search, some name-indexed items may not appear, and the absence of a lien in a report is not a guarantee that none exists.
What these reports cover — and what they do not
The Deed Copy, Property & Vesting Profile, and Chain of Title Report are compiled from the county property index — the records indexed against the parcel: deeds, deeds of trust, assignments, substitutions of trustee, reconveyances, and similar instruments.
The Property Lien Report, Full Owner & Lien Report, and Expanded Title Search add a search for involuntary liens — tax, judgment, and HOA liens, plus, on the Owner & Lien tier, personal liens against the owner such as bankruptcy records. These are pulled through the professional property-data platform as a compilation, not a certified title examination or a guaranteed name search.
Each report is a compilation of records. TruPoint does not analyze, interpret, or opine on the condition of title, the validity or effect of any recorded document, or whether the chain is complete. Reviewing the records and drawing any conclusion from them is up to you. Questions about the chain, an encumbrance, or the effect of any document should go to a title company or a California attorney.
Every report states its search scope and effective date on its face. Records are reported only as far back as the county index extends and only as of the date shown.

How you receive it: once your order and payment are complete, your report is compiled and emailed to you as a secure PDF — the same business day for orders placed by 4:30 p.m. Pacific, Monday through Friday. Certified copies bearing the recorder’s seal are available at county cost, collected at intake and remitted on your behalf.

What happens next
- Your order and payment are confirmed, and you receive an emailed copy of your completed form and the service agreement for your records.
- We search the county records for the property you identified and compile the report you selected.
- Orders received by 4:30 p.m. Pacific, Monday through Friday, are emailed by 5:00 p.m. the same business day. Orders received after 4:30 p.m. Pacific, or on a weekend or holiday, are delivered the next business day.
