LDAs are regulated under California Business & Professions Code §6400 and must be registered and bonded in each county where they practice.

These are the three most common deed types we prepare in California:

  • Quitclaim Deed — Transfers whatever interest the grantor currently holds, with no warranties of title. Commonly used between family members, divorcing spouses, or to remove a name from title.
  • Grant Deed — Transfers title with an implied warranty that the grantor has not previously conveyed the property to another party. Standard for most California property sales.
  • Trust Transfer Deed — Transfers real property into a living trust. Required when funding your trust with real estate. We prepare this with the accompanying Preliminary Change of Ownership Report (PCOR) for the County Recorder.
