Los Angeles County Deed Transfer
Prepared & E-Recorded, No Office Visit

Across Los Angeles County — from the Westside and Pasadena to Long Beach and the San Fernando Valley — recording the wrong deed can do real and lasting damage. Adding a spouse, passing a home to your children, or moving a rental into an LLC can reset your assessed value to today’s market and raise your taxes for as long as you own the property. We prepare the correct document with the exemption that protects you and e-record it the same day at the Norwalk Registrar-Recorder for $325 — about half the usual $600.

Los Angeles County deed transfer, explained

What a deed transfer takes
— and what it costs

Own property here but live in another state? You never need to travel. See how we handle deed transfers for out-of-state owners.

Most Los Angeles County owners trying to add a spouse, move a Glendale home to a child, or fund a living trust discover the same thing: title and escrow companies only record transfers as part of a property sale, so there is nowhere to turn without one. As of 2026, California real estate attorneys typically charge $1,000–$2,000 just to prepare and record a single filing, with the consultation billed separately. TruPoint Legal fills that gap as a Santa Clara County–registered Legal Document Assistant, LDA #268. We prepare every California deed type — grant, quitclaim, interspousal, and trust transfer — for $325, with the Preliminary Change of Ownership Report and the correct exemption claim built in. The finished document is e-recorded the same business day with the Registrar-Recorder in Norwalk and emailed back, the same process we deliver in all 58 California counties — prepared by Quinnie Do, LDA #268 (verify ↗).

Common Los Angeles County situations

The Deed Your
Situation Calls For

Each situation qualifies for a different exemption. We walk you through the options — you decide which one fits, and we prepare it.

Add a spouse after marriage

If you married and want your spouse on title without a sale, an interspousal transfer adds them and keeps it out of reassessment. $325. See our interspousal transfer deed for divorce and marriage.

Transfer a home to your child

If you’re passing a Pasadena or Glendale home to the next generation, a grant deed filed with the parent-child exclusion claim can protect the lower tax base under Proposition 19. We prepare both together. $325.

Remove an ex after divorce

If a judgment or settlement awards the home to one spouse, a quitclaim or interspousal transfer clears the other off title. See our California quitclaim deed preparation. $325.

Fund a living trust

If you set up a revocable living trust, the home only avoids probate once a trust transfer moves it into the trust. See our trust transfer deed for trust funding. $325 per property.

Move a rental into an LLC

If you’re shielding a Los Angeles County rental in an entity, a grant deed plus the entity-transfer paperwork keeps ownership proportional so it stays out of reassessment. See our LLC and corporation entity deed. $400.

Clear a deceased owner from title

If a co-owner has passed away, title is cleaned up with an affidavit of death and the correct instrument so the surviving owner or heirs hold clean title. We prepare the paperwork together. $325.

Questions people ask

Los Angeles County deed transfer questions

A standard Los Angeles County transfer is $325, which covers the document, the change-of-ownership report, the correct exemption language, and one revision. Entity deeds for an LLC or corporation are $400 because they need extra ownership paperwork filed at the same time. Optional add-ons include same-day e-recording ($50), notary ($15 per signature), and exclusion forms ($100); county recording fees are collected at intake and passed through to the recorder. By comparison, attorneys typically charge $1,000–$2,000 for the same single transfer, with the consultation billed separately.

You keep the lower tax base by recording the transfer together with the parent-child exclusion claim under Proposition 19. The child must occupy the home as a principal residence within one year, and the protection is capped at the parent’s prior base value plus about $1 million; value above that is partly reassessed, and rentals or second homes no longer qualify. We prepare the grant deed, the exclusion claim, and the change-of-ownership report as one concurrent filing so the protection holds. $325 plus the $100 exclusion form.

No — transfers between spouses are excluded from reassessment, so adding a spouse keeps your Prop 13 base when the deed carries the spousal exemption recital. An interspousal transfer puts your spouse on title without a sale, and because spousal transfers are exempt there’s no separate claim form, though a change-of-ownership report is still filed with it. $325. See our interspousal transfer deed for marriage and divorce.

Moving a rental into an LLC uses a grant deed plus entity-transfer paperwork filed at the same time, so the Assessor can confirm the ownership percentages stayed proportional — that’s what keeps the transfer out of reassessment. Filed late, the entity paperwork can carry an extra processing fee, and after the next tax bill issues the property may be reassessed regardless. The parent-child exclusion does not apply to entities. $400. See our LLC and corporation deed page.

Los Angeles County deeds are recorded with the Registrar-Recorder at 12400 Imperial Highway, Norwalk, CA 90650, reachable at (800) 201-8999. You don’t have to appear in person — we e-submit the same business day and email the stamped copy back once it returns from the recorder, usually within a business day or two.

Most Los Angeles County deeds are prepared within 24 hours and e-recorded the same business day after signing. Online intake takes about ten minutes; we draft the documents, you sign and notarize, and we submit electronically — filings sent early are recorded the same afternoon. Mailing or visiting the Los Angeles office in person can take weeks, which e-recording avoids.

It can. The Assessor reassesses to current market value on a change of ownership unless the filing shows a valid exemption and the right forms are filed with it. On a long-held Los Angeles County home, a reassessment can add roughly $12,000–$20,000 a year to the tax bill, for as long as you own the property. Correct preparation — the right instrument, recital, and concurrent forms — is what preserves the lower base year value.

A Preliminary Change of Ownership Report is the state form filed whenever ownership changes. It tells the Los Angeles County Assessor what kind of transfer took place — spousal, parent-child, trust, entity, or sale. Filing it does not by itself grant any tax exclusion: if your transfer qualifies for one, the matching BOE exclusion claim form still has to be filed separately. If the report is missing, the recorder adds a small penalty and the Assessor may flag the filing for review. We prepare the report with every deed, and the BOE exclusion form when your situation calls for one.

California doesn’t require an attorney to prepare or record a property transfer. A Registered Legal Document Assistant prepares every deed type — grant, quitclaim, interspousal, and trust transfer — at a published fee. Attorney involvement fits contested title disputes or litigated tax challenges; for a routine Los Angeles County transfer such as adding a spouse, gifting to a child, funding a trust, or moving a property into an entity, an LDA is the cost-efficient path. We walk you through the options and you decide.

In California, only a licensed attorney, a Registered Legal Document Assistant, or the property owners themselves may prepare a deed. Real estate agents, escrow officers, notaries, and title staff are not permitted to prepare one, which is why post-closing transfers get referred out. As a California-registered LDA (#268), we prepare it at your direction for $325 and e-record it in Los Angeles.

Once escrow closes, a sale-based transfer is done and title or escrow won’t handle a new one, so a past client who needs to add a spouse, fund a trust, or move a property into an LLC has nowhere obvious to turn. Send them to us — we prepare and e-record it at $325 in any of the 58 California counties, so a client with properties in more than one county stays with one contact. Call (408) 766-3532 to set up a referral arrangement.

Yes, and it is a common reason people call. Rejections come from a short list: the legal description was copied from the tax bill instead of the recorded deed, the notary acknowledgment was incomplete or on the wrong form, the documentary transfer tax declaration or exemption statement was missing, the Preliminary Change of Ownership Report was not attached, or the margins failed the recorder’s format rules. In Los Angeles a missing or wrong city transfer tax declaration will also stop it. Send us the rejection notice with the deed and we prepare a compliant version and re-submit it electronically.

You can, and for a simple transfer it sometimes works. The failures we get called about are consistent: the template was written for another state, the exemption recital was left blank or worded generically, the legal description was copied off the tax bill, or the vesting did not match what the family intended. Los Angeles adds a wrinkle most templates ignore, because a city transfer tax declaration has to be completed correctly on top of the county one. A rejected deed costs you a week; a deed that records with a failed exemption can cost thousands a year in reassessed property tax.

Yes, at the same fee no matter where you are, and it comes up constantly with Los Angeles property because so many owners live elsewhere. We prepare the deed and email it with signing instructions. From another state you sign before any notary public licensed where you live, scan it back to us, and we e-record it with Los Angeles County. From outside the country the acknowledgment is normally taken at a U.S. embassy or consulate, and California also accepts a notary of that country, though some counties want the signature authenticated first. You never travel to California.

The current recorded deed, or the property address and APN so we can pull it; the exact legal names of everyone giving and receiving the property; how the new owners want to hold title; and whether the transfer is a gift, a sale, a divorce transfer, or a move into a trust or entity, because that determines the exemption we claim and whether a city transfer tax applies. Intake takes about ten minutes online and nothing is charged until we confirm the fee.

Tell us your situation in a short call — no obligation. You tell us the document you need; we confirm the fee and the scope before any work begins. If an LDA isn’t the right fit for your transfer, we’ll tell you. Many clients also place the property in a living trust so the next transfer avoids probate.

First, confirm what’s on title
