One questionnaire for three recorded documents: an Affidavit of Death that clears a deceased joint tenant, spouse or trustee from title; a Transfer on Death deed that names who receives your home without probate under California Probate Code §5600; and a trust distribution deed that moves title from the trust to the beneficiaries. Substitution of Trustee & Full Reconveyance

For borrowers, private lenders and brokers clearing a paid-off loan from title. We prepare the Substitution of Trustee and the Full Reconveyance together for the lender or its trustee to sign before a notary, then record both with the county so the old deed of trust stops holding up a sale or refinance. Power of AttorneySpecial · Durable · Springing · Revocation

Authorize a trusted agent to sign for you on a specific property — a sale, a purchase, or a refinance — while you are deployed, traveling, or out of state. A special power of attorney covers one defined task; a durable one continues if you later become incapacitated. Because it touches real estate, it must be notarized and recorded with the County Recorder before your agent can sign. Preparation is $325 ($400 where the principal is an entity), plus the county recording fee and any optional services you select.

Mobile Home Title Transfer

Transferring title to a manufactured or mobile home — after a sale, a death, a divorce, or into a trust. A mobile home title is held by California HCD rather than the County Recorder, so it is a title transfer, not a recorded deed. Flat $325 preparation fee; HCD’s own transfer fees and any use tax are paid by the client directly.

Small Estate Affidavit

Collect a deceased person’s bank accounts, brokerage accounts, final paycheck or vehicle without probate court, under California Probate Code §13100 — available when the estate is $208,850 or less and 40 days have passed since the death.
