What a California search finds
A property search is a review of the public record for every recorded claim and judgment against a specific California property. It tells you what is attached to the title today — the mortgages and loans, unpaid taxes, recorded judgments, and contractor and association claims that can follow a property into your hands.
The catch that trips people up is that claims are not all filed the same way. Some are indexed by the property address, and some — like recorded judgments — are indexed under the owner’s name, so they never show up if you only search the address. Our team checks both, across the county record, so nothing recorded slips through.

What is a property report?

It shows what is attached to the property today. It is a research report, not title insurance.
What is the difference between a voluntary and an involuntary lien?
A voluntary lien is one the owner agreed to, such as a mortgage or deed of trust. An involuntary lien is recorded against the owner without their consent — unpaid taxes, abstracts of judgment, and contractor and HOA claims. A complete report catches both, to the extent they are recorded at the county.
How much does a report cost?
A property report is a flat $95 per property — one price, all-in, with no escrow or subscription. County copy fees, where they apply, are passed through at cost. If you need the full owner, vesting, and tax picture too, the O&E report is $275.
How fast can I get it?
Fast. Once we have your order and payment, our in-house team can turn a search around in as little as 30 minutes, and orders are rarely completed later than the end of the same business day — well ahead of a trip to the county recorder.
Does it find IRS, FTB, judgment, and HOA liens?
Yes, to the extent they are recorded against the property at the county. Federal (IRS) and state (FTB) tax liens are recorded with the county recorder, and judgments are pulled under the owner’s name because that is how they are indexed. HOA liens are recorded too, often under a management company’s name, which we account for. Liens filed only with the California Secretary of State are searched separately on request.
Can I run a check on a property I do not own?
Yes. California property records are public, so a check can be ordered on any property by any party — buyers, investors, lenders, and attorneys included — without being the current owner. You give us the address or parcel number and we do the rest.
Is this the same as an O&E report or title insurance?
No. It focuses on the recorded claims and judgments. An O&E report adds the current owner, how title is held, the legal description, and tax status. Neither is title insurance, which is a policy issued by a licensed title company. For lien checks and due diligence, a lien search or O&E is usually what is needed.
What if the search finds a lien?
Because we are a Registered Legal Document Assistant office, you can direct us to prepare the document that resolves it — for example a reconveyance for a paid-off loan, a release for a satisfied claim, or a correction deed. A data site cannot prepare those documents; we can, at your direction.
