How much does it cost to record a deed in San Francisco County?

San Francisco tiers its documentary transfer tax by property value, and an exempt transfer avoids it entirely when the deed carries the correct recital. We confirm your full cost in writing before we begin, so there are no surprises.

Why can’t my escrow officer prepare my deed?

Escrow companies only prepare and record deeds as part of a sale transaction with a buyer, seller, and lender involved. If you are funding a living trust, gifting property to family, removing an ex-spouse after divorce, moving property into an LLC, or recording an easement or lien — none of which involves a sale — escrow declines. Title companies also work county-by-county, so an owner with property in more than one county would need a separate company in each — TruPoint records in all 58 from one place.

That is the gap we fill as a Legal Document Assistant.

Do you record easements, deeds of trust, and mechanic’s liens in San Francisco?

Yes. Unlike most LDAs, we also prepare and record easement deeds, deeds of trust (private financing instruments), notices of mechanic’s lien, special and durable powers of attorney for the sale or purchase of real estate, releases of lien, substitutions of trustee, and reconveyances — all at the San Francisco Assessor-Recorder’s office.

What information must appear on a recorded San Francisco document?

San Francisco strictly requires the Assessor’s Parcel Number (APN) and the situs (street address) on the face of the first page, along with the name and return address of the requesting party in the upper-left corner, a 3″×5″ blank area in the upper right for the recorder label, 8.5″×11″ paper, and the legal description of the property.

Deeds must be accompanied by a Preliminary Change of Ownership Report (PCOR) and a Transfer Tax Affidavit. Missing any of these triggers rejection — which is exactly what we prevent.

How long does the deed recording process take?

If you are in Santa Clara County, you can sign and notarize at our San Jose office and we e-record your document the same day. If you are outside Santa Clara County, we email your document for local notarization — you scan the signed original back to us as soon as it’s notarized.

Once we have the scanned signed document, recording at the San Francisco Assessor-Recorder takes 1 hour to next day depending on county workload. Rush service is available.
