Commercial title reports, explained

The recorded facts on a building
— without opening escrow

A commercial property title report shows what the county records say about an apartment building, office property or mixed-use building: the owner of record and how title is vested, the deeds of trust and liens recorded against it, and the easements, CC&Rs and other documents that run with the land. A title company typically issues its preliminary report only after escrow opens, and commercial data subscriptions are built for daily users. TruPoint Legal runs individual uninsured reports at published prices, starting at $75 for an owner search, and emails the PDF, typically the same business day.

Uninsured reports. These reports summarize documents recorded with the county. They are not title insurance, a title commitment, or legal advice. If your transaction requires title insurance, it is issued by a title company through escrow.

Questions businesses ask

Commercial title report questions

How much does a commercial property title report cost?

Prices are published and the same in every county: owner search $75, lien search $95, recorded easement report $195, chain of title $225 with every indexed deed copy up to 40 years back, and the O&E report from $375, priced by county. There is no subscription and no escrow fee. Choose your report on the order page and pay by card.

Can you find the owner of an apartment or office building?

Yes. Order the property owner search with the building’s address or parcel number. It shows the owner of record as recorded with the county — usually an LLC, partnership or trust for apartment and office buildings — along with the vesting, the legal description and a copy of the current deed. $75, emailed as a PDF, typically the same day.

Can I order a title report on a commercial property without opening escrow?

Yes. A title company usually issues a preliminary report only once escrow is opened. Our reports are run directly from the recorded documents, so you can review ownership, liens and easements before you make an offer, sign a lease, or send a notice.

Which report should I order for an apartment or office building?

For ownership only, order the owner search ($75). For loans and liens, the lien search ($95). For recorded easements, the easement report ($195). For the ownership history with deed copies, the chain of title ($225). For ownership, loans, liens and tax status together, the O&E report (from $375). You choose the report; we run it and email the PDF.

Do I need a title company, or will your report do?

Our report gives you the recorded facts — who owns the building, what loans and liens are recorded, and what easements exist — faster and at a published price. It is an uninsured report, not title insurance. When a purchase or loan requires a title policy, a title company issues that policy through escrow.

I’m a contractor. Which report do I need for a preliminary notice?

A California preliminary notice and any later mechanics lien need the owner of record and the property’s legal description. The $75 property owner search gives you both, plus the current deed. If you need the lien itself recorded, see our mechanics lien recording service.

How fast will I get my commercial title report?

Most reports are emailed as a PDF the same business day for orders placed by 4:30 p.m. Pacific. Reports on buildings with many recorded documents, or in counties with slower records access, can take longer — we tell you before we start.

Can you run a report on a building outside California?

Yes. We run reports on property in every California county and in other states at the same published prices. See our nationwide title search page for properties outside California.

Can I order reports for several buildings at once?

Yes. Call (408) 766-3532 or send the addresses through the order page, and we confirm the fee for each property before we start. If your firm orders five or more reports a month, a free title report partner account takes 10 to 15 percent off published prices.
